The building has been designed considering the extremely hot climate of Biratnagar. At south facade fixed vertical fins aligned at 30 degree angle are designed to protect harsh solar heat penetrating into the building and at the mean time it will allow pleasant winter sun exposure into the office rooms. It is experienced that the day light reflected by the fins are more pleasant as it produces less glare. Cross ventilation is properly managed in the building.

There are row shops at semi-basement, front office and sales at ground floor, office spaces and apartment spaces at first and second floor and a meeting hall at third floor.
